'Workplaces Bruisend Hart partly taken, but new entrepreneurs are still welcome'

25 March 2021

In the Bruisend Hart of the Spoorzone in Tilburg, 1,500 m2 of workspace is still available. Unique workspaces, intended for start-ups, scale-ups and corporates engaged in interactive technologies. "The MindLabs building forms the coat of the Bruisend Hart, together with the incubator in Building 84," explains Karin Croes, acquisition manager for the Spoorzone. "And because we offer spots with a fairly limited monthly rent all the way up to high-end spots, it's of interest to any entrepreneur. Because with the central reception area with café and the meetings and inspiring lectures that will be held there, among other things, the Bruisend Hart facilitates introductions and ensures the expansion of the Tilburg ecosystem. Being part of that whole is worth its weight in gold."

The municipality of Tilburg wants to connect as many interesting companies as possible to the Spoorzone. With the pillars of interactive technology, smart media and digital services, the economic position of the city will be strengthened. MindLabs is the driving force behind this. Few will have missed the new building for the top institute, which is being realized right next to the LocHal. The building will also house Uitgeverij Zwijsen, Fontys Hogeschool voor Journalistiek, ROC Tilburg, Tilburg University and DPG Media. With more than 2,700 square meters now available, the layout is beginning to take shape. "But there is also still plenty of opportunity for new additions," Croes emphasizes.

The bustling heart for meeting and sharing knowledge
When you talk about 'The Bursting Heart', it's about the meeting of various parties. About companies, knowledge institutions and talents finding each other in an accessible way. "And programming," the acquirer points out. "The Bruisend Hart provides the content that is in demand. Someone from the university sharing their knowledge on AI, for example. Or an expert on issues in healthcare. The building acts only as a jacket. The heart is what will happen inside. And that's a lot!"

The construction of the new MindLabs building is progressing steadily. In it, much of the ecosystem will physically converge by the end of this year. Construction had been planned for a long time. "The process of the entire Spoorzone is one of the long haul, because you can only do it right once. For the development of the Spoorpark, for example, we entered into discussions with Tilburg residents, but also with companies and knowledge institutions. The Spoorzone is Tilburg's hotspot. And the Bruisend Hart will support that position. It will be a place where students and corporates will work together to find solutions to all kinds of issues of today and tomorrow. It will have the wow factor. Guaranteed!"

Workplace rentals in full swing
Mindlabs focuses on interactive technology and human behavior, and what this means for topics in areas such as healthcare, security and education. "Renowned educational institutions, companies and start-ups can learn from each other there and help each other along." But smaller parties with other focus areas are also more than welcome there. "As long as there is a link to the MindLabs topics in any way, because they must be able to contribute something to the ecosystem. Many companies do not realize that with the use of data almost all domains can be suitable; manufacturing, logistics, you name it. Therefore, there is a lot of potential."

Of course, there are also companies that are still beginners. Pre-starters and start-ups that don't have the financial means for a prominent place in the MindLabs building, but can definitely contribute to the Bruisend Hart and the Spoorzone. "That's why there is something for everyone. A workspace in building 84, for example." After the summer, by the way, the renovation of building 90 will also start, behind the Hall of Fame; a Spoorzone incubator. That's one open space now, but all different units will be built there. They can be 25 m2, where you can work together with 1 or 2 people. But we are also building larger units. And flexi-desks. Corona has changed the world, also for entrepreneurs. We want to take that into account in our concepts."

The aim? Really open next year!
The MindLabs new building will really open next year in the spring, Croes looks ahead. "It would be nice if all spots are filled by then. Because there is still room." She lets it be known, by the way, that she is keeping all options open. "Companies from the Randstad, for example, will not immediately give up their entire operations there and come to Tilburg. But moving an R&D department to the Spoorzone is of course extremely interesting. All sorts of things suddenly become possible and cross-fertilization becomes optimal."

And companies that would like to do things on a slightly smaller scale and claim a place in one of the incubators? "If they apply now, it can be arranged within two months. Because there is already room in building 84. And in the autumn we hope to have building 90 completely ready for use. So registrations are very welcome."
